Roof cleaning in a Cobham conservation area — what is and isn't allowed
Cobham village, Downside and parts of Stoke d'Abernon fall inside conservation areas. Here is exactly what roof cleaning is allowed and what needs consent.
The short version
Cleaning existing tile or slate — including soft wash, biocide and gutter clearance — does not require planning consent anywhere in Elmbridge, including conservation zones. Recoating, colouring or replacing tiles with a different material does.
Where the lines blur
Polymer sealants that visibly alter tile colour can, on listed buildings and in some conservation areas, be interpreted as an alteration of external appearance. On any listed Cobham property we recommend a clear (uncoloured) sealant only, or none at all.
Practical steps for KT11 homeowners
Check the Elmbridge Borough Council planning map for your address. If you are inside a conservation area or your home is listed, ask us for a written specification confirming clean-only, no-colour-change work — that document is usually all the council needs.
